
NOS CONVENTIONS
Les conventions de Sommet des Faucons sont conçues pour protéger la beauté naturelle et la biodiversité de chaque site. Le respect de l'environnement, de vos voisins, de la longue histoire et du caractère rural du paysage de Sommet des Faucons sont au cœur de la vision du développement.

CONSERVATION
The Falcon Ridge project has been designed to conserve the biodiversity of the properties and surrounding area to the greatest extent possible. This includes establishing covenants to support terrestrial and aquatic wildlife habitats, water conservation, soil erosion control and forest management, all to yield conservation benefits for generations to come. The specific conservation covenants are described in each Deed of Sale.
These include and are not limited to the following:

Limit of one residence per property, with allowance for non-residential outbuildings;

Prohibition to use, as the primary residence on the property, trailers, mobile homes and/or other non-permanent structures;

Prohibition on lawns, except over the septic system installations, to minimize water consumption;

Tree cutting restrictions to maintain the integrity of the old natural forest that houses our community; and
-
Prohibition on any subsequent or additional subdivision of properties to maintain the natural environment and privacy.

LAND USE
The many and varied house sites of the Falcon Ridge properties have been laid out in recognition of the characteristics unique to each lot. The distinct features of each site include consideration of driveways; topographical constraints and opportunities; sight lines; skylight, and view potential through careful tree cutting, preservation of privacy between lots to the extent possible, and the coexistence of trails and private properties. All interventions, construction or landscaping must respect the natural topography of the lots and minimize the visual impact of human intervention. As such, cut and fill, retaining walls and other significant landscaping interventions must be kept to a minimum. The specific land use covenants are described in each Deed of Sale.

ARCHITECTURAL
House and site design must adhere to Falcon Ridges’ covenants, as described in the deed of sale.
A site plan prepared by a land surveyor showing the location and surface area of the principal and secondary building footprints, all exterior landscaping areas as well as the location and width of the driveway, all conforming to the covenants, must be submitted to Falcon Ridge and approved by Falcon Ridge, in writing, before any application for a permit is submitted to the municipality of Notre-Dame-du-Laus.
The property owner must get approval in writing prior to construction of the home.
